Daytona Beach is a city of about 88,000 people in Volusia County. Fewer than half of its homes are lived in by their owners, and the Census puts the median owner-occupied home value at $287,700. Selling here often means a house that flooded in Ian or Milton, a beachside condo facing new inspection rules, a rental with a tenant, or a home you inherited.

We can buy as is for cash, take over your existing mortgage payments, buy on seller financing where you set the price, down payment, rate and term, or list on the MLS for a 1% listing fee through our licensed partner brokerage. We see every house before making an offer, in person or by video call if you live out of town. Closing is 7 to 90 days out, on your date, at a licensed Florida title company.

Daytona Beach has two markets in one city. On the mainland, many homes sit in low-lying neighborhoods that flooded in Ian and again in Milton. On the beachside, many owners hold condos in buildings that now face milestone inspections and reserve studies. A clean, updated home can do well on the MLS. A house with water damage, an open insurance claim or a tenant often waits longer for the right buyer.

What sellers face in Daytona Beach right now

01

Nicole and the beachside seawalls

Hurricane Nicole came ashore in November 2022, just weeks after Ian. County and city inspectors deemed 24 beachfront hotels and condos unsafe, most of them on South Atlantic Avenue in Daytona Beach Shores, and 25 homes in Wilbur-by-the-Sea were evacuated. Seawalls failed and part of the Daytona Beach Boardwalk caved in. The county manager called the damage unprecedented.

02

Ian and the Midtown flooding

In September 2022 the city measured more than 17 inches of rain at the Bethune Point treatment plant and gusts up to 81 mph at the airport. Low areas south of International Speedway Boulevard, between Nova Road and Ridgewood Avenue, flooded badly, and 269 people had to be evacuated. The city’s chief building official estimated that thousands of residents had damage, some with everything inside ruined.

Milton, two years later

In October 2024, Hurricane Milton brought gusts of 83 mph and more than 15 inches of rain to Daytona Beach. Flash flooding overwhelmed the city’s stormwater system, and low-lying streets, homes and vehicles flooded. The county named Midtown among the hardest hit and said that for many owners it was a repeat. County leaders put the damage near $267 million to more than 5,100 properties.

Condo inspections and reserve studies

After the Surfside collapse, Florida requires milestone inspections for condo and co-op buildings three habitable stories or taller, and a 2025 law (HB 913) set December 31, 2025 as the deadline for many associations to finish a structural integrity reserve study. Repairs found in a phase two inspection must start within a year. Buyers now ask for these reports, and a special assessment can slow a sale.

A city of renters

Only 47.5% of Daytona Beach homes are owner-occupied, households are small at 2.08 people on average, and the median rent is $1,328 a month. Many houses here are rentals, and many sellers are landlords with a tenant in place, or owners who moved away and want to stop managing a property from a distance.

Retirees, heirs and Spanish speakers

The Census counts 22.5% of Daytona Beach residents at 65 or older, 12.4% speaking a language other than English at home, and 9.9% Hispanic or Latino. Many sales here come after a parent passes or moves to assisted living. If you prefer Spanish, Erick Roda calls in Spanish and the team takes calls in Spanish.

Option 2

Creative terms

Good fit for
Owners with a good loan, or owners who would rather collect payments than a lump sum

Option 3

1% listing

Good fit for
Updated homes and condos with current reports, where you can wait for the highest price
How
Listed on the MLS for a 1% listing fee through our licensed partner brokerage. Buyer agent pay is separate and negotiable

Flood history and condo reports

What Daytona Beach buyers check before they sign

A Daytona Beach buyer reads more than the inspection report. On the mainland, they ask whether the house took water in Ian or Milton, what was dried out and replaced, and whether a flood or insurance claim is still open. On the beachside, they ask for the condo’s milestone inspection, its reserve study and any special assessment that is coming.

None of this stops a sale. It changes the price, the timing and who will buy, and it all gets settled in the contract. We buy these homes as they are, with repairs unfinished, a claim still open or an assessment pending, or list yours for 1% if it is ready for the open market. Ask a Florida real estate attorney what you need to disclose about past flooding.

Questions

What Daytona Beach homeowners ask us

My house flooded in Ian or Milton. Can I still sell it?

Yes. We buy flood-damaged homes as they are, with no repairs first. Tell us what happened and what was fixed. Ask a Florida real estate attorney what you need to disclose about past flooding.

Do you buy beachside condos with an assessment coming?

Yes. We buy condos in Daytona Beach and along the beachside, including units in buildings with a milestone inspection under way or a special assessment open. Send us what the association has given you.

Can I sell a rental with tenants in it?

Yes. We buy rentals with tenants in place, and the lease terms are part of the conversation. You do not need to empty the house first.

I inherited a house in Daytona Beach. Where do I start?

Tell us about the house and where the estate stands. Probate for Volusia County is handled by the Clerk of Court, with an office in Daytona Beach. A Florida probate attorney can tell you who can sign, and we can plan the closing date around that.

I live out of town. Can I sell without coming back?

Usually yes. We can see the house by video call, and the title company tells you which remote signing method it accepts. We close 7 to 90 days out, on your date.

Do you speak Spanish?

Yes. Erick Roda calls in Spanish, and the team takes calls in Spanish. This page is also in Spanish.

What does it cost to ask HOMKEYS for options?

Nothing, and asking does not commit you to sell. On a cash sale, HOMKEYS pays the closing costs.
