How it works

How it Works

Four steps from your first call to closing day, with every number in writing and a closing date you pick, 7 to 90 days out.

Here is what to expect when discussing a direct sale of your Florida house with HOMKEYS. The written agreement controls the price, costs, timeline, and conditions of any purchase.

Step by step

What to Expect: 4 Steps

  1. 1

    Share Your Property Details

Start with your Florida property address and contact details. Tell us about the condition, occupancy, and timing you have in mind. We review the information and follow up with any questions before discussing an offer.

  2. 2

    Review the Proposed Offer

Compare the proposed price, estimated seller costs, closing date, and any conditions. A cash purchase or another structure may suit different situations. Ask how the proposal works and compare your estimated net proceeds before deciding.

  3. 3

    Review and Sign the Agreement

Read the written agreement, including inspection rights, deposits, closing costs, and any contingencies. Confirm that any move-out or post-closing occupancy arrangement is included in writing. You can seek independent legal or tax advice before signing.

  4. 4

    Complete Title Review and Closing

The closing professional reviews title and coordinates the required documents and payoffs. Closing depends on the agreement, clear title or resolved title issues, and any required approvals. Review the final settlement statement to confirm the amount payable to you after costs and payoffs.

Our promise

  • Asking costs nothing. If you say no, you owe us nothing.
  • One person calls you. If you say no, we stop calling.
  • A licensed Florida title company holds the money and closes every sale.
  • Your attorney can read every page before you sign.
  • If a number changes after we see the house, we show you why in writing before you decide.

Your written comparison is called your Side‑by‑Side: cash, creative terms and a 1% listing on one page, with your costs and what you walk away with on each.

What can change your number

Your number is based on what you tell us and what we can see. After the walkthrough it can only move for these reasons, and each one is shown to you in writing:

  • The condition is not as described: roof, foundation, water or mold damage, plumbing, electrical, or work done without permits that we could not see before.
  • The title search finds something: liens, code fines, unpaid property taxes, HOA or condo dues, or an open permit. These are paid from the sale at closing, so they change what you walk away with.
  • The loan payoff is different: missed payments, fees or a higher balance than expected. This matters most for terms sales.
  • The terms you ask for change: a faster or longer closing, staying in the house after closing, leaving furniture or vehicles behind, or a different split of closing costs.
  • For the 1% listing, the market decides: buyer offers, the appraisal and the buyer’s inspection.

We do not lower your number for any other reason.
