Questions
Common questions about selling to HOMKEYS
Do you buy houses everywhere in Florida?
We review houses in every Florida county, from the Keys to the Panhandle. The towns on this page have local guides, but we look at houses in many other places too. Tell us where the house is and we will let you know quickly if we can help.
Do I have to sell for cash?
No. Cash is one option. Depending on the house and your loan, we may also be able to take over your payments, buy with seller financing, or help you sell on the open market. We show you each option in writing so you can compare. Subject to qualification, property inspection, and transaction terms.
Do I need to fix anything first?
No. We look at houses as they are, including houses with storm damage, old roofs, tenants or years of deferred repairs. The condition changes which option fits best, not whether we will talk with you.
Who closes the sale?
Every HOMKEYS closing goes through a licensed Florida title company. The title company checks title, records the deed and handles the money. You can also have your own attorney review everything before you sign.
Does it cost anything to ask?
No. Asking for your options is free and there is no obligation to accept anything we offer.
What are my options when I sell a Florida house to HOMKEYS?
You can choose from three paths: a cash sale as is, creative terms such as subject-to or seller financing, or a full-service MLS listing for a 1% listing fee through our brokerage partner. We put each option in writing so you can compare your net side by side. Subject to qualification, property inspection, and transaction terms.
What is a 1% listing?
It is a full-service listing with everything you get in a regular transaction: pricing, MLS exposure, photos, showings, negotiation and help through closing. The listing fee is 1%, and the listing is handled by our licensed brokerage partner. It fits move-in ready homes when you can wait for the best price. Subject to qualification, property inspection, and transaction terms.
Is a subject-to sale safe for a Florida seller?
It can work, but it carries real risk. In a subject-to sale the loan stays in your name, so missed payments would hurt your credit, and the lender can call the loan due under the due-on-sale clause. Use a written agreement, a licensed title company, and your own real estate attorney before you sign.
Do I have to disclose past flooding when I sell a house in Florida?
Yes. Since October 1, 2025, Florida sellers of residential property must disclose, at or before signing the contract, any flood insurance claims, any assistance received for flood damage, and known flooding that damaged the home while they owned it. The rule applies whether you sell for cash, on terms, or through a listing.

A real Florida team reviews every house, and we explain every number before you decide anything.
