Florida seller calculators
Four free calculators that answer the questions sellers ask us most. Your numbers stay in your browser, and you can save or print each one.

Tool 1
Compare an offer you already have
Got an offer from another buyer? Put it next to cash, creative terms and a 1% listing for the same house, line by line, before you sign anything.
| Option | Cash at closing |
|---|---|
| Their offer | $0 |
| Cash, as is | $0 |
| Creative termsLoan stays in place | $0 |
| 1% listingAfter repairs and carrying costs | $0 |
Five questions to ask about any offer
- How much is the deposit, and who holds it?
- How many days can they inspect and walk away?
- Will they assign the contract, and for what fee?
- Who pays the closing costs and the doc stamps?
- Which licensed title company closes?
Our side uses the same estimate as our homepage calculator, for a house that needs some work: cash at 72% of value with closing costs paid by us; creative terms with $10,000 at closing; a listing after the 1% fee, 2.5% buyer agent pay, doc stamps, closing costs, repairs and 4 months of payments. Your real numbers come in writing.
Tool 2
What is your low rate worth?
A loan at a low rate saves the next owner money every month. That saving is why creative terms can leave you with more. See it in dollars.
Principal and interest only. Taxes and insurance are the same either way. Keeping a loan in place has a due-on-sale risk we explain before you sign.
Tool 3
Seller finance payments
Selling on terms means you get a down payment now and monthly payments after. See what you would collect, and the balloon at the end if there is one.
Assumes a fully free and clear house and monthly payments at a fixed rate. A Florida attorney or title company prepares the note and mortgage.
Tool 4
The cost of waiting
Every month a house sits, it keeps costing you. Add up the payment, taxes, insurance and upkeep to see what waiting really costs.
Estimates only. Your own bills are the real numbers.
Want these numbers for your house, in writing?
Tell us about the house. We put cash, terms and a 1% listing side by side, in writing, at no cost.
Calculators give estimates, not offers, appraisals or legal, tax or lending advice. Subject to qualification, property inspection, and transaction terms.
