Deltona is a city of about 99,000 people between DeLand and Lake Monroe, and most of its homes are lived in by their owners. Selling here often means a house near a lake that flooded in 2022 or 2024, a move for work, a family home after a parent passes, or a mortgage you would rather hand off than pay off.

We can buy as is for cash, take over your existing mortgage payments, buy on seller financing where you set the price, down payment, rate and term, or list on the MLS for a 1% listing fee through our licensed partner brokerage. We see every house before making an offer, in person or by video call if you have already moved. Closing is 7 to 90 days out, on your date, at a licensed Florida title company.

Deltona is mostly single-family homes on quiet streets, built over six decades. A dry, updated house can sell well on the MLS. A house near a lake that took water, one with an old roof or an insurance problem, or one tied to a loan you cannot keep paying often needs a different plan. Our job is to lay the plans next to each other so you can choose.

We have closed with homeowners in Deltona, and in and around Daytona Beach, Orlando, Lady Lake and St. Cloud. In Polk County we bought a house for cash in Winter Haven and a package of seller-financed homes in Lake Wales. And this fall in Port Charlotte, we bought a house subject to the sellers’ loan. The sellers got cash at closing, stopped making the payments and paid none of the closing costs.

Local knowledge

What sellers face in Deltona right now

01

Ian, Nicole and the lake basins

Deltona is a city of lakes, and many of them drain slowly. City leaders said Hurricanes Ian and Nicole flooded about 250 homes in 2022 and put an unprecedented load on the stormwater system. On Stone Island, on the north shore of Lake Monroe, families said it took months for the water to go down.

Milton brought the water back

Two years later, Hurricane Milton dropped more than 15 inches of rain on Volusia County. By the next afternoon the city had 19 roads closed for flooding and six more with water over the road, and county officials warned people near the St. Johns River and Lake Harney that more water was still coming as the river crested.

Who controls the overflow

The emergency overflow gates for the Lake Theresa Basin are controlled by the St. Johns River Water Management District, and the district says the city is responsible for asking to open them. The city has a basin study under way, and leaders said it would cost the city $1.5 million after a state veto.

A city of homeowners

Almost 80% of Deltona homes are lived in by their owners, households average 2.87 people, and the Census puts the median owner-occupied value at $254,100. So many sellers here are families selling the house they live in, and some have a mortgage they would rather hand off than pay off.

Planned in 1962, a city since 1995

Deltona began as Deltona Lakes, a planned community the Mackle brothers opened to land buyers in November 1962 with small, affordable homes. It became a city on December 31, 1995, and by 2000 it had passed Daytona Beach as the most populous city in Volusia County. Many houses here have decades of history behind them.

One of Florida’s Spanish-speaking hubs

The Census counts 39.2% of Deltona residents as Hispanic or Latino and 32.0% speaking a language other than English at home. The original developer even marketed the community in Puerto Rico. If you prefer Spanish, Erick Roda calls in Spanish and the team takes calls in Spanish.

Three ways to sell

Most buyers give you one offer. We show you all of them.

Option 1

Cash sale, as is

Good fit for
Houses that took water, older homes with roof or insurance trouble, inherited homes, or a firm moving date
Trade-off
Price reflects repairs and the buyer’s risk. On a HOMKEYS cash sale, we pay the closing costs
Option 2

Creative terms

Good fit for
Owners with a good loan, little equity after costs, or who would rather collect payments than a lump sum
How
We take over your existing payments (subject-to), or you finance the sale and set the price, down payment, rate and term (seller financing)
Option 3

1% listing

Good fit for
Updated, dry homes with clean inspections, where you can wait for the highest price
How
Listed on the MLS for a 1% listing fee through our licensed partner brokerage. Buyer agent pay is separate and negotiable

Subject to qualification, property inspection, and transaction terms. HOMKEYS does not give legal or tax advice. Talk with a Florida attorney or tax professional about your situation. Compare all three in detail on our selling options page, or read how a subject-to sale, a cash sale and a 1% listing work.

Lakes, roofs and loans

What Deltona buyers check before they sign

A Deltona buyer reads more than the inspection report. If the house sits near Lake Theresa, Lake Monroe or one of the city’s smaller lakes, they ask whether it took water in 2022 or 2024, what was dried out and replaced, and whether a flood or insurance claim is still open. On an older house, insurers often ask for a recent four-point inspection and look hard at the roof.

None of this stops a sale. It changes the price, the timing and who will buy, and it all gets settled in the contract. We buy these homes as they are, with repairs unfinished or a claim still open, take over a loan when that is the better fit, or list yours for 1% if it is ready for the open market. Ask a Florida real estate attorney what you need to disclose about past flooding.

Questions

What Deltona homeowners ask us

My house took water in Ian, Nicole or Milton. Can I still sell it?

Yes. We buy flood-damaged homes in Deltona as they are, with no repairs first. Tell us what happened, what was dried out and replaced, and whether a claim is still open. Ask a Florida real estate attorney what you need to disclose about past flooding.

I live near Lake Theresa or another Deltona lake. Will buyers ask about flooding?

Many will, especially after 2022 and 2024. That does not stop a sale. It changes the price, the timing and who will buy. We look at the house and its history and show you cash, terms and a 1% listing side by side, so you can see which one holds up.

My mortgage has a low rate. Is there a way to sell without paying it off?

Sometimes. In a subject-to sale, your existing loan stays in place and we take over the payments. We explain how it works, what the risks are and what you would net, in writing. Talk with a Florida attorney before you sign any terms deal.

I inherited a house in Deltona. Where do I start?

Tell us about the house and where the estate stands. Volusia County probate is handled by the Clerk of Court at the courthouse in DeLand, with a second probate office in Daytona Beach. A Florida probate attorney can tell you who can sign, and we can plan the closing date around that.

I am moving for work. Can I sell without coming back?

Usually yes. We can see the house by video call, and the title company tells you which remote signing method it accepts. We close 7 to 90 days out, on your date.

Do you speak Spanish?

Yes. Erick Roda calls in Spanish, and the team takes calls in Spanish. This page is also in Spanish.

What does it cost to ask HOMKEYS for options?

Nothing, and asking does not commit you to sell. On a cash sale, HOMKEYS pays the closing costs.
