Pensacola is the Escambia County seat and one of the oldest settlements in the country, which is why locals call it the City of Five Flags. Homes here range from 1800s cottages in North Hill and East Hill to newer houses near the Navy bases. Sellers we talk to often have PCS orders, an older home that needs major updates, or repairs left over from Hurricane Sally.

How we help in Pensacola

Your house, your timeline, your call.

HOMKEYS buys homes in Pensacola and nearby Pace as they stand today. We can pay cash, take over your existing mortgage subject to its terms, or list it on the MLS for a 1% listing fee through our licensed partner brokerage. A licensed Florida title company handles every closing, so the money and paperwork go through a neutral party.

Pensacola prices rose 7.1% over the past year, which is good news for your equity. The catch is time. In August 2026 the typical home took 82 days to sell, close to three months, and buyers paid about 97% of the asking price. If your home shows well and you can carry it that long, a listing may net you the most. If you have orders, two house payments, or storm repairs you do not want to manage, three months of waiting can cost more than it gains.

A fixed number, in writing

A Pensacola seller wanted a fixed number, not a hope. We agreed on a net amount to him in writing and took on the work of selling the house, with a limited power of attorney so he did not have to sign every document along the way. In nearby Pace, another seller wanted a straight cash sale but needed time to move, so his contract gives him 30 days to stay in the home after closing.

What sellers face in Pensacola right now

01

Selling your Pensacola house before a military move

Naval Air Station Pensacola is home to the Blue Angels, and nearby Corry Station runs the Center for Information Warfare Training. An Escambia commissioner said the base brings over $6 billion to the county. That means a steady flow of service members who buy, then get orders and need to sell on a fixed date. A 2024 Compatible Use Study also flagged housing availability and affordability as concerns around the base. If you are on a deadline, ask us about timing first.

Selling a historic home in North Hill, East Hill or Seville

North Hill covers about 50 blocks, with homes built from after the Civil War through the 1930s in Queen Anne, Neoclassical, Tudor Revival and Art Moderne styles. It became a preservation district in 1973. Old East Hill has historic cottages and Craftsman bungalows, and the Seville district spans 36 blocks of Creole cottages and Victorian homes. These houses have charm, but many can need major updates, and preservation districts have design review rules.

Selling a Pensacola house still repairing from Hurricane Sally

Sally came ashore near Gulf Shores on September 16, 2020, and part of the Three Mile Bridge collapsed after a barge hit it. Florida DEP reported 20 to 30 inches of rain around Pensacola and a 6.86 foot storm tide, the worst damage in Escambia since Ivan in 2004. Some homes still carry that damage. Florida now requires sellers to disclose known flood damage and claims, and First Street data on Redfin rates 14% of Pensacola properties at severe flood risk.

City or county: your tax rate depends on the line

Where your home sits changes the bill. The Escambia County Tax Collector lists 2025 total millage at 17.0080 mills inside the City of Pensacola, 13.4035 in unincorporated Escambia County, 12.7185 on Pensacola Beach and 19.0080 in the Downtown Improvement District. Keep in mind that a buyer's bill may be higher than yours. If you have a homestead, Save Our Homes has capped your yearly assessment increases, and after a sale the home resets to market value the following January 1.

Selling in Pace and Santa Rosa County

Pace sits about 25 minutes northeast of downtown Pensacola, across the county line in Santa Rosa County, ZIP 32571. It is unincorporated and has grown fast, from 7,393 residents in 2000 to 24,684 in 2020. Because Pace is in a different county, probate and court filings go through Santa Rosa County, with the Clerk of Court's main courthouse on Avalon Blvd in Milton. We buy in Pace with the same options we offer in Pensacola.

Questions

What Pensacola homeowners ask us

Where do I handle probate for an inherited Pensacola home?

Escambia County probate goes through the Clerk's Probate Division at the M.C. Blanchard Judicial Building, 190 West Government Street, downtown. The probate phone is (850) 595-4300. If the home is in Pace, it falls under Santa Rosa County instead, with the Clerk of Court's main courthouse on Avalon Blvd in Milton. A Florida probate attorney can guide you through the steps for either county.

Are property taxes different inside Pensacola city limits?

Yes. The Escambia County Tax Collector lists 2025 total millage at 17.0080 mills for the City of Pensacola and 13.4035 mills for unincorporated Escambia County. Pensacola Beach and the Downtown Improvement District have their own rates too. That gap matters to buyers comparing homes on either side of the city line, so know which rate applies to yours.

I got PCS orders. How fast can I sell?

On the open market, Pensacola homes took a median of 82 days to sell in August 2026, according to Redfin. If your report date is sooner, a direct sale lets you pick a closing date that fits your orders. A licensed title company handles the closing either way, and we can lay out both options so you can compare the timing and the net.

My house had damage from Hurricane Sally. Can I still sell it?

Yes, you can sell it as-is. Since October 2025, though, Florida law requires sellers to disclose known flood damage, flood insurance claims and flood assistance at or before signing the contract. Wind damage should be described honestly too. A real estate attorney can tell you exactly what your disclosure needs to cover.

Is my North Hill or East Hill home subject to special rules?

It can be. North Hill has been a preservation district since 1973, and Pensacola's preservation districts have design guidelines for exterior work. That matters if you plan to fix the outside before listing, or if a buyer plans changes. Check with the City of Pensacola before starting major exterior repairs, and tell buyers the home is in a district.

Do you buy houses in Pace too?

Yes. Pace is an unincorporated community in Santa Rosa County, about 25 minutes northeast of downtown Pensacola, and it has grown to more than 24,000 residents. We buy there with the same options we offer in Escambia: cash, subject to your current mortgage, or a 1% listing through our licensed partner brokerage. Closings run through a licensed Florida title company.

What does it cost to ask HOMKEYS for options?

Nothing. Asking for a review does not commit you to sell, and you can take your time comparing our options with listing or any other offer.

Can a buyer take over my VA loan if I sell my Pensacola home?

Yes, VA loans can be assumed with the lender’s approval. But unless the buyer is an eligible veteran who substitutes their own entitlement, your entitlement stays tied to that loan until it is paid off, which can limit your next VA purchase. Check with your lender before you agree to an assumption.

What is the difference between a VA loan assumption and a subject-to sale?

In an assumption, the lender approves the buyer, who takes on the loan. In a subject-to sale, the buyer makes the payments but the loan stays in your name, and the lender can call it due under the due-on-sale clause. Both sides should use a real estate attorney before choosing subject-to.

Do I need a new roof to sell my Pensacola house?

No. You can sell as is. Florida law bars insurers from refusing to renew solely because a roof is under 15 years old, and for older roofs they must allow an inspection first. A buyer’s insurer may still ask for a four-point or roof report, so having one ready helps. Subject to qualification, property inspection, and transaction terms.

Can I sell my Pensacola home if a foreclosure sale date is already set?

Possibly. In Florida the sale is usually 20 to 35 days after judgment, and you can redeem by paying the full amount owed until the clerk files the certificate of sale. That window is short, so call a Florida attorney right away and avoid anyone who asks for upfront fees to save your home.
