Parrish was farm country for more than a century, shipping citrus and vegetables along US 301. Since the late 2000s it has filled in with master-planned communities like North River Ranch, gated neighborhoods and 55+ communities. Many owners here bought recently, pay a CDD, and now need to move before the market has had time to catch up with what they paid.

How we help in Parrish

Your house, your timeline, your call.

HOMKEYS gives Parrish owners options beyond a long listing. We can buy as-is for cash, buy subject to your existing mortgage so the loan stays in place, or discuss seller financing. There are no showings or repair lists. Every closing runs through a licensed Florida title company that handles the tax and CDD prorations.

Parrish prices are holding, up 3.0% in ZIP 34219, but homes are slow to sell. The median home took 71 days, and a late September 2026 weekly report showed about 90. About a third of Manatee County activity is new construction, so resale homes compete with builders every day. If you have equity and time, listing can work. If you bought recently, need to move soon, or the payments are getting heavy, compare a terms offer before you commit to months on the market.

Selling a newer home without refinancing

Sellers in a newer Parrish community wanted to sell without refinancing or going through a long listing. We agreed to buy subject to their existing mortgage, so the loan stays in place and we make the payments from closing on. The closing runs through a licensed Florida title company, like every deal we do.

Local knowledge

What sellers face in Parrish right now

01

Newer homes, newer mortgages

North River Ranch alone covers 2,640 acres, with builders such as Cardel, David Weekley, Homes by WestBay, Neal Communities and Pulte, and homes from the $300s to over $1 million. Neighborhoods like Bella Lago, Wildleaf, Riverfield and Longmeadow are only a few years old. Owners of homes like these often have a low rate and not much equity yet. Selling subject to the existing mortgage can let you move on while that loan stays in place.

02

Selling a Parrish home with CDD fees

A local brokerage estimates CDD fees in North River Ranch neighborhoods such as Bella Lago and Longmeadow at about $1,700 to $3,000 a year. That charge is on the property tax bill, on top of HOA dues. Buyers add it to their monthly payment, which can lower what they will offer. Some Parrish neighborhoods have no CDD, including Creekside Preserve, Creekside at Rutland Ranch and Estates at Rivers Edge, so buyers have clear options to compare against.

03

Selling a home in a Parrish 55+ community

Parrish has two Del Webb communities for buyers 55 and older. Del Webb Sunchase is a 427-acre gated Pulte community with nearly 1,000 new homes built in 2025 and 2026, and Del Webb at BayView is also in Parrish. When a builder is still selling new homes nearby, resale owners compete with those models. Age-restricted communities also have occupancy rules and HOA approval steps, so read your documents before you set a moving date.

Selling a storm-damaged Parrish house after Milton

Hurricane Milton hit the area in October 2024. The National Weather Service reported peak gusts in Manatee County of 80 to 100 mph, topping out at 102 mph, with 5 to 10 inches of rain. An early county estimate, with about 45% of homes inspected, counted 19 homes destroyed, 536 with major damage and 1,112 with minor damage, about $136.6 million in residential damage. If your roof, lanai cage or fence still needs work, you can sell as it is.

From railroad town to commuter hub

Crawford Parrish bought the land in 1868, and the post office opened in 1879. In 1939 Parrish was a citrus and vegetable shipping center of 721 people, and it stayed agricultural until the late 2000s. The Fort Hamer Bridge over the Manatee River opened in October 2017 at a cost of $23.5 million and linked Parrish with Lakewood Ranch. Older homes and acreage near US 301 and State Road 62 still sell to a very different buyer than new subdivisions do.

Questions

What Parrish homeowners ask us

How long does it take to sell a house in Parrish?

Redfin reported a median of 71 days on market in ZIP 34219 for the three months ending June 2026. A brokerage weekly report for September 20 to 26, 2026 showed 31 Parrish closings at a $375,000 median and about 90 days on market. Add a few more weeks for a buyer's loan to close after the contract is signed.

Does the CDD go with the house when I sell?

Yes. The CDD assessment is itemized on the property tax bill and stays with the home. Your title company prorates the current year between you and the buyer at closing. In North River Ranch neighborhoods like Bella Lago and Longmeadow, a local brokerage puts CDD fees at about $1,700 to $3,000 a year.

Where is probate handled for a Parrish home?

Probate for Manatee County goes through the Clerk of the Circuit Court and Comptroller at the Judicial Center, 1051 Manatee Ave. W. in Bradenton. The phone number is (941) 741-4021. A Florida probate attorney can tell you which type of probate fits your case and how long it may take before the home can be sold.

When are Manatee County property taxes due, and how are they split at closing?

Bills go out in November. You get a 4% discount for paying in November, 3% in December, 2% in January and 1% in February. Unpaid taxes become delinquent after March 31. At closing, the title company prorates the year's taxes so you pay for the days you owned the home.

Can I sell my home in Del Webb Sunchase or Del Webb at BayView to an investor?

Yes, though 55+ communities have occupancy rules and HOA approval steps that apply to any buyer. Del Webb Sunchase is still adding new homes, so resale owners compete with the builder. Check your HOA documents early so the sale timeline fits the approval process. We can work around those approval steps when we set a closing date.

Will the November 2026 property tax amendment change my taxes?

Amendment 3 is a proposal, not law. If at least 60% of voters approve it on November 3, 2026, the non-school homestead exemption would rise to $150,000 in 2027 and $250,000 in 2028, and the cap on non-homestead assessments would drop from 10% to 5%. Until then, current rules apply. A tax professional can explain how it might affect you.

What does it cost to ask HOMKEYS for options?

Nothing. Asking for a review does not commit you to sell, and you can take your time comparing our options with listing or any other offer.

I bought new in Parrish and owe close to what the house is worth. What can I do?

Start with a net sheet: price, payoff, selling costs and closing costs. If the numbers are tight, options include a 1% listing to cut selling costs, a subject-to sale where the loan stays in your name with due-on-sale risk, or asking your lender about a short sale. Talk with a real estate attorney first.

Is seller financing an option if my Parrish house is paid off?

Yes. A free and clear house is the simplest case. The buyer pays you monthly under a note secured by a mortgage, and you agree on the down payment, rate and term within the law. Florida caps most loan interest at 18% a year. Have a real estate attorney draft the documents. Subject to qualification, property inspection, and transaction terms.

What do I need to disclose when selling a newer Parrish home?

Florida case law requires sellers to disclose known defects that materially affect value and are not easy for a buyer to see. You must also disclose flooding, flood claims and flood assistance under the flood disclosure law. If the home is in a CDD, have the assessment details from your tax bill ready.

How does a 1% listing work for a Parrish home?

It is a full-service MLS listing with everything you get in a regular transaction, from pricing and photos to showings, negotiation and closing support, for a 1% listing fee through our brokerage partner. It fits move-in ready Parrish homes when you can wait for the best price. Subject to qualification, property inspection, and transaction terms.
