Lakeland grew up around 38 named lakes. Its homes run from 1920s bungalows in Dixieland and around Lake Morton to 1950s and 1980s houses in Cleveland Heights and newer subdivisions in South Lakeland. Owners here deal with Ian and Milton repairs, insurers questioning older roofs and wiring, sinkhole worries, inherited houses and tired rentals. Each calls for a different kind of sale.

We can buy as is for cash, take over your existing mortgage payments, buy on seller financing terms, or list your house on the MLS for a 1% listing fee through our licensed partner brokerage. If you have a low-rate loan, it can be part of the deal. Every closing runs through a licensed Florida title company, on the date you pick.

Redfin counted 392 Lakeland home sales in August 2026, down 3.5% from a year earlier. Prices held about level, and the typical home sold in 49 days, a week faster than last year. But 39.3% of homes had a price drop, and the average sale closed about 2% under list. A clean, insurable house can do well on the market. One that needs a roof, has old wiring or sits in probate may not, and that is when a direct or terms sale is worth comparing.

Keeping the loan in place in Lakeland

Kitchen with dark wood cabinets, stainless steel appliances and wood floors in a Winter Haven home
Inside a Winter Haven home HOMKEYS worked on
In 2026 we agreed to buy a house in Lakeland subject to the owner’s existing mortgage. The loan stays in place, and we take over the monthly payments from closing on, so the owner does not have to pay the loan off or wait for a retail buyer to qualify. Every term is in writing, and the sale runs through a licensed Florida title company.

Local knowledge

What sellers face in Lakeland right now

01

Bungalows in Dixieland and the Lake Morton districts

Lakeland has seven local historic districts with more than 1,600 historic buildings. Dixieland, platted in 1907, is mostly 1920s Craftsman bungalows. In the South and East Lake Morton districts, the city’s first-generation suburbs, most houses went up between 1920 and 1926, and Beacon Hill, Biltmore-Cumberland and Lake Hunter Terrace run into the early 1950s. Inside these districts, even a new roof, windows or doors needs a Certificate of Review from the city before a permit is issued. Sell as is, and the next owner handles that step.

Sinkholes and Polk’s limestone

Polk County sits on older limestone that can dissolve and leave cavities, and University of Florida geologist Tony Randazzo calls the Lakeland area a hot spot. Polk had at least 244 confirmed sinkhole events from 1954 to 2023, and a sinkhole drained Scott Lake in 2006. Florida policies must include catastrophic ground cover collapse coverage, but it only pays if the home is condemned and ordered vacated, among other conditions. Full sinkhole coverage is separate, and an insurer can decline it if testing finds activity.

Ian and Milton in Lakeland

Ian crossed Polk in September 2022. Its top Polk wind, 78 mph, was clocked in Lakeland, and about 63,000 Lakeland Electric customers lost power at first. In October 2024, Milton dropped more than 12 inches of rain on the Lakeland area in 24 hours, every area lake flooded, and about 85,000 Lakeland Electric customers lost power at the peak. If you still have a tarp on the roof, ceiling stains or a fence that never got fixed, you can sell without making those repairs.

Insuring an older Lakeland house

First Street data on Redfin rates 100% of Lakeland properties at extreme risk of a severe wind event over the next 30 years. Citizens, the state-backed insurer, requires a four-point inspection of the roof, electrical, plumbing and heating and cooling on homes more than 20 years old, and a shingle roof older than 25 years needs proof of at least five years of remaining life. A buyer with a mortgage needs insurance in place to close. A cash or terms buyer does not depend on a new lender’s approval.

Selling an inherited house in Lakeland

Probate for a Lakeland house runs through the Polk County Clerk, and original wills must be filed at the courthouse in Bartow within 10 days of learning of the death. The Lakeland and Lake Alfred offices do not take them. Since July 1, 2026, estates of $150,000 or less, usually not counting a protected homestead, may qualify for the shorter summary administration. We can put your options in writing while probate is still moving.

Rentals with tenants in place

Census estimates put Lakeland’s owner-occupied rate at 56.4%, so more than four in ten occupied homes are rented, at a median gross rent of $1,395. In Florida a sale does not cancel the lease unless the lease says so, and the security deposit and advance rent transfer to the new owner. We buy rentals with tenants living in them, so you do not have to wait out a lease or turn over the unit first.

Growth along I-4 and brand-new competition

Lakeland is the largest city on I-4 between Tampa and Orlando. The Lakeland-Winter Haven metro, which is all of Polk County, grew 2.7% from July 2024 to July 2025, fourth fastest in the nation. The Property Appraiser added 7,332 new single-family homes to the 2026 roll, while values on existing homes barely moved. Buyers can now compare your older house with a brand-new one a few miles away.

Taxes inside Lakeland city limits

For 2025, the base millage inside Lakeland was 17.5402 mills, including the city’s own 5.4323, compared with 12.9291 in the base unincorporated district. Unpaid taxes become delinquent April 1, a tax certificate is sold by June 1, and two years later the holder can apply for a tax deed. The clerk auctions tax deeds online every month. If you are behind, back taxes can be paid from your proceeds at closing.

Questions

What Lakeland homeowners ask us

Do you buy houses in Lakeland as is?

Yes. We buy Lakeland houses, condos, townhouses, mobile homes and land in any condition, including storm damage, old roofs, foundation cracks and years of deferred repairs. We see every house before making an offer, in person or by video call if you prefer, and then show you each option in writing.

My Lakeland house had a sinkhole claim. Can I still sell it?

Yes, but disclose it. Under Florida law, if an insurer paid a sinkhole claim on your home, you must tell the buyer before closing that the claim was paid and whether the full amount went into repairs. The insurer also files its report with the clerk, where it is recorded. A real estate attorney can help you word the disclosure.

Where do I file probate for a parent’s home in Lakeland?

With the Polk County Clerk of Courts at the courthouse in Bartow. Original wills must be filed there within 10 days of learning of the death, since the Lakeland and Lake Alfred offices do not take them. Since July 1, 2026, estates of $150,000 or less may qualify for summary administration. A Florida probate attorney can tell you which process fits.

Can I sell my Lakeland rental with tenants living in it?

Yes. In Florida a lease does not end just because the house is sold, unless the lease says it does. The tenant’s security deposit and advance rent transfer to the new owner. We buy rentals with tenants in place, so you do not have to empty the house first.

I’m behind on property taxes in Polk County. How much time do I have?

Unpaid taxes become delinquent April 1, and the Tax Collector sells a tax certificate on or before June 1. Two years after that, the certificate holder can apply for a tax deed. If you sell before then, the title company pays the back taxes from your proceeds at closing.

My Lakeland home flooded during Milton but I never filed a claim. What do I disclose?

Since October 1, 2025, Florida sellers must disclose known flooding that damaged the home while they owned it, not only insurance claims, plus any assistance received to fix flood damage. The disclosure is given at or before signing the contract. Disclose honestly even if no claim was filed, and ask a real estate attorney if unsure.

Will the buyer’s property taxes be the same as mine?

Usually not. Save Our Homes caps yearly assessment increases on a homestead at 3% or the change in CPI, whichever is lower. A sale ends that cap, and the home is assessed at market value the next January 1. If you buy another Florida homestead, you may be able to carry some of your savings with you. Ask the Property Appraiser or a tax professional.

Is a subject-to sale an option for my Lakeland home?

It can be, if your payment and balance fit. The buyer takes over making the payments, but the loan stays in your name, and the lender can call it due under the due-on-sale clause. Both sides should use a real estate attorney, and closing goes through a licensed title company. Subject to qualification, property inspection, and transaction terms.

How soon can you close on a Lakeland house?

We close anywhere from 7 to 90 days out, on the date you choose, at a licensed Florida title company. First International Title is the title company we usually use.

What does it cost to ask HOMKEYS for options?

Nothing. Asking for a review does not commit you to sell. On a cash sale, HOMKEYS pays the closing costs. You can take your time comparing our options with a listing or any other offer.
