Sarasota County took Helene’s surge and Milton’s landfall in 2024, two years after Ian flooded North Port. It also has the highest share of residents 65 and older of any large U.S. county. Storm repairs, estates, snowbird homes and older condos drive a lot of the sales we see here.

What sellers face across Sarasota County

01

North Port: lots, canals and Ian’s flooding

North Port began as the Sarasota County part of General Development’s Port Charlotte project and incorporated in 1959 as North Port Charlotte. It covers about 104 square miles and, with 100,652 residents, is now the county’s largest city. In 2022, Ian’s rain pushed the Myakka River and its tributaries into homes days after the storm, and the Holiday Park mobile home community was almost destroyed. New homes in Wellen Park compete with resales. North Port applies the 50% rule to buildings in its AE flood zones.

Venice, Osprey and Nokomis

Venice has about 30,477 residents, and 61.4% are 65 or older. Redfin put its median sale price at $420,000 for August 2026, with 75 median days on market. A city study of Milton found 5 to 6 feet of surge and coastal flooding above 10 feet in elevation in low-lying areas. Bay Indies, a 55+ community with 1,309 sites, is one of many manufactured home communities here. Just north, Osprey (6,690 people in 2020) and Nokomis (3,217, median age 54.4) are unincorporated, so county offices handle permits and flood rules.

Englewood and Manasota Key

Englewood straddles the Sarasota and Charlotte county line, so check which county your parcel is in before you call about taxes or probate. Its median age is 66.9. Milton’s surge reached about 10 feet along Manasota Key, and Helene’s rain had flooded many Englewood houses two weeks earlier. At Gulf to Bay, a 55+ mobile home park, Milton destroyed or badly damaged dozens of homes, and most residents had no hurricane or flood insurance. Damaged homes like these can still be sold as is.

Storms, the 50% rule and older condos

County figures show about 7,600 homes damaged by Helene and 9,600 by Milton. If repairs on a home below today’s flood elevation reach 50% of the structure’s value, it must be brought up to current flood rules, usually by elevating. Older condos face their own costs: milestone inspections for buildings three or more habitable stories, starting at 30 years old, and reserve studies owners cannot vote to waive. The county has 53,646 condo parcels and 11,666 mobile home parcels on its 2025 roll.

Questions

What Sarasota County homeowners ask us

Do you buy houses in North Port, Venice and Englewood?

Yes. We review houses, condos, mobile homes and land across Sarasota County, including North Port, Venice, Englewood, Osprey, Nokomis and the keys. Tell us where the house is and we will come back with your options in writing.

My Englewood house is near the county line. Which county handles it?

Englewood sits in both Sarasota and Charlotte counties. Your tax bill or the property appraiser’s website shows which county your parcel is in, and that county’s offices handle taxes, permits and probate. We buy on both sides of the line.

Can I sell a flooded house in Sarasota County without repairing it?

Yes. If the home is below the required flood elevation and repairs would reach 50% of the structure’s value, the next owner will have to elevate or rebuild, which is why many owners sell as is. Florida also requires you to disclose known flooding, flood claims and flood aid to the buyer.

Can I sell my mobile home in a Sarasota County park?

Yes. Florida law says a park cannot stop you from selling your home in place or take a commission unless it acted as your agent. The park must approve your buyer, and it cannot unreasonably withhold approval.

What does it cost to ask HOMKEYS for options?

Nothing. Asking for a review does not commit you to sell. On a cash sale, HOMKEYS pays the closing costs.
