01Platted lots and newer homes
General Development platted and sold most of what is now North Port. A 2004 Business Observer report counted about 60,000 lots, built on one at a time. The city still says many parts of North Port lack water and sewer lines, so many older homes run on a well and septic. On the west side, Wellen Park, once called West Villages, was planned for 33,000 homes at build-out.

After Hurricane Ian in September 2022, the governor said North Port had the worst flooding in the state. Rain pushed the Myakka River into homes and roads, people used kayaks and small boats on flooded streets, and I-75 closed. In Holiday Park, a mobile home community, hundreds of homes were destroyed. Some houses were repaired well and some were patched, and buyers and insurers will ask which kind yours is.

Milton came ashore near Siesta Key in Sarasota County on October 9, 2024, as a Category 3 hurricane with 120 mph winds. By mid November, city crews had hauled off more than 46,000 cubic yards of Milton yard waste and 285 tons of building debris. In August, the city had warned of up to two feet of flooding in low areas along the Myakka River. Sarasota County counted about 9,600 residences damaged by Milton and 7,600 by Helene.

North Port’s flood zones run mostly along Myakkahatchee Creek, the Myakka River and the city’s canals and ditches. If repairs equal or exceed 50% of a building’s market value, the house must meet current flood rules, including elevation. After Ian, the city said just under 600 homes sat in its flood zones, and one Country Club Ridge family said their home was mapped into Zone AE a year after they bought it.

A federally backed mortgage in the flood zone requires flood insurance. The city’s 2023 flood brochure lists North Port as a Community Rating System Class 5, worth 25% off flood policies in the zone and 10% outside it. Citizens is also making flood coverage mandatory for most of its policyholders, even outside flood zones: homes valued at $400,000 or more from January 1, 2026, and the rest from January 1, 2027. A four-point and wind mitigation inspection answers roof questions early.

Florida’s flood disclosure law, section 689.302, was amended effective October 1, 2025. Sellers of residential property must tell the buyer, at or before signing the contract, about flooding they know damaged the home while they owned it, any flood insurance claims, and any assistance received to repair flood damage. It applies to every kind of sale. Ask a Florida real estate attorney if you are unsure what to write.
