Land O’ Lakes is not a city. Residents have picked an honorary mayor since 1968, a post with no real power, and the Census counts the area as a census-designated place in central Pasco County. It grew from 20,971 people in 2000 to 31,996 in 2010 and 35,929 in 2020, and new master-planned communities keep going up to the north. Census estimates put 82.3% of homes here as owner-occupied. We have closed with homeowners in Land O’ Lakes, and nearby in Wesley Chapel, New Port Richey, Spring Hill and Tampa.

Redfin counted 149 Land O’ Lakes home sales in August 2026, about the same as a year earlier, at a median of $396,950. The typical home took 46 days to sell, up from 35, and sold for 97.4% of its list price. Across Pasco County, Realtors reported 3,288 single-family homes for sale in July 2026, about 4.3 months of supply, and 22.1% of closed sales were paid in cash.

Your competition is not only other resale homes. Lennar advertises new homes in Connerton from the high $200s. A move-in ready house in a newer community can still do well on the MLS. An older house on a lake that needs a roof, or a resale home with a large CDD line on the tax bill sitting near brand new construction, is a different job.

We can buy as is for cash, take over your existing mortgage payments, buy on seller financing where you set the price, down payment, rate and term, or list on the MLS for a 1% listing fee through our licensed partner brokerage. See how they compare on our compare selling options page, or read about our cash sale, subject-to sales and the 1% listing.

Local knowledge

What Land O’ Lakes sellers run into

Land O’ Lakes has two kinds of housing side by side: master-planned communities still being built, and older neighborhoods around the lakes. Each brings its own questions. This is general information, not legal or tax advice, so check the details of your home with a Florida attorney or tax professional.

01

Selling next to brand new homes

North Land O’ Lakes is still filling in. Connerton, on the old Conner cattle ranch east of US 41, covers 4,800 acres and was planned for up to 5,000 homes. Bexley, announced by Newland Communities in 2016, covers 1,834 acres with more than 1,900 homes planned. Angeline, east of the Suncoast Parkway and south of SR 52, is projected to house about 35,000 people when finished. When a buyer can pick a new home straight from a builder, a resale house has to win on price, condition or terms.

What a CDD means when you sell

Many newer communities here sit inside a community development district. Florida law lets a CDD collect its assessments on the county tax roll, with your property taxes, and makes them a lien on the property, on equal footing with the tax lien, until paid. The amounts vary a lot. A recent Lakeshore Ranch listing showed an HOA of $100 a month and a CDD of about $3,317 a year, and an Oakstead listing showed about $1,737 a year. Buyers add that to their monthly cost, so we look at your tax bill with you before we talk numbers.

HOA paperwork and the estoppel letter

If your home is in a homeowners association, Florida law has the seller hand the buyer a disclosure summary before the contract is signed. If it is missing, the buyer can cancel within 3 days after getting it or before closing, whichever comes first. Before closing, the title company asks the association for an estoppel certificate that shows what is owed, and the association has 10 business days to answer. The fees for it are limited by statute. Unpaid dues, fines or a special assessment show up here, so it pays to ask early.

Older homes on the lakes

Not every Land O’ Lakes house is new. Around Lake Padgett, the Legislature created the Lake Padgett Estates Independent Special District in 2006 to maintain and improve the area’s recreational amenities, including lakes and canals, with assessments on the parcels it serves. After Hurricane Milton in October 2024, Cypress Creek flooding reached the Lake Padgett East subdivision and The Enclave, where a longtime resident told FOX 13 the area was considered a no-flood zone. If water got in, you can still sell. Tell us what happened and we price the repairs ourselves.

Storm, wind and sinkhole questions

The National Weather Service measured 8 to 12 inches of rain across most of Pasco during Milton. First Street data on Redfin puts about 3% of Land O’ Lakes properties at severe flood risk over the next 30 years, while every property there has some risk of a severe wind event. Pasco is also one of the three counties a Florida Senate report called sinkhole alley: over 66% of the state’s sinkhole claims from 2006 to 2009 came from Hernando, Pasco and Hillsborough. A past claim or repair report does not stop a sale. We read the paperwork and make an offer that reflects it.

Moving within Florida? Bring your tax savings

If the house is your homestead, Save Our Homes has likely kept its assessed value below market value. Florida’s portability rule lets you move up to $500,000 of that difference to your next Florida homestead, if you claim it within three years of January 1 of the year you left the old one. Moving up keeps the full difference, and moving down keeps a share of it. You still apply for the new homestead exemption by March 1. Ask the Pasco Property Appraiser or a tax professional how it works for you.

Whatever the house needs, you do not have to fix it, clean it out or stage it. We see every house before making an offer, in person or by Zoom or video call, and we close at a licensed Florida title company, usually First International Title, 7 to 90 days out on your date. If you have a low-rate mortgage you would hate to lose, read about selling a house with a low interest rate. For flood or sinkhole history, see our guides to selling a storm-damaged house and selling a house with sinkhole history.

Questions

What Land O’ Lakes homeowners ask us

Who pays the CDD when I sell my Land O’ Lakes home?

The CDD assessment belongs to the property, not to you. It is usually collected on the county tax bill and stays a lien on the property until paid. Your title company works out how the current year is handled in your closing numbers. For questions about your contract, ask the title company or a Florida real estate attorney.

Do I have to give the buyer HOA documents?

Florida law requires an owner who sells a home in a homeowners association to give the buyer a disclosure summary before the contract is signed. If it is not given, the buyer can cancel within 3 days after receiving it or before closing, whichever comes first. The title company also orders an estoppel certificate from the association.

Will you buy a house with a high CDD or HOA payment?

Yes. We look at the CDD and HOA costs along with the house, the loan and your timeline, and then show you a cash offer, terms and a 1% listing side by side, in writing. You pick the one that works for you, or none of them.

My home took on water during Hurricane Milton. Can I still sell it?

Yes. We buy houses in any condition, including homes with flood history. Disclose what you know, and we price the repairs ourselves. You do not need to fix anything or clean it out before closing.

Where are the county offices for a Land O’ Lakes home?

The Property Appraiser has an office at 4111 Land O’ Lakes Blvd., and the Tax Collector has one at 4135 Land O’ Lakes Blvd. Pasco probate cases go to Dade City or New Port Richey, based on the decedent’s last ZIP code. The probate line is (727) 847-8199.

If I move to another Florida home, do I lose my Save Our Homes savings?

Not necessarily. Florida portability lets you move up to $500,000 of your Save Our Homes difference to a new Florida homestead, if you claim it within three years of January 1 of the year you left the old one. Ask the Property Appraiser or a tax professional about your numbers.

Do you speak Spanish?

Yes. Erick Roda calls in Spanish, and the HOMKEYS team takes calls in Spanish. This page is also available in Spanish.

What does it cost to ask HOMKEYS for options?

Nothing. Asking does not commit you to sell. On a cash sale, HOMKEYS pays the closing costs, and we close 7 to 90 days out on your date at a licensed Florida title company.
