Kissimmee started as a cattle town. After Walt Disney World opened in 1971, tourism took over, and the housing changed with it. Today you will find older homes near the downtown historic district, newer communities inside CDDs, and vacation rentals near the parks. The sellers we hear from often own a rental they are tired of running, an inherited house, or a home that took on water during Hurricane Ian.

We buy houses in Kissimmee and across the Poinciana villages in the condition they are in. You can take a cash offer, let us buy subject to your current mortgage, or list it on the MLS for a 1% listing fee through our licensed partner brokerage. Every closing runs through a licensed Florida title company, and we plan the closing date around your move.

Kissimmee is steady right now, not hot. Prices were up 1.4% from a year earlier, the typical home took about seven weeks to sell, and sellers got around 97.4% of their asking price. If your home is updated, priced right, and you can wait that long, listing on the open market can make sense. If it needs repairs, carries heavy CDD assessments, or you are managing it from out of state, a direct sale or a terms deal may fit better. We will show you both paths side by side.

Selling from a distance

A seller who owned a villa in one of Poinciana's golf communities wanted to sell but could not be there to manage it. We handled the paperwork under a limited power of attorney, so the title company had one clear point of contact.

Local knowledge

What sellers face in Kissimmee right now

01

Selling a Kissimmee vacation rental: the 6% tourist tax

Many homes near the Disney side of Osceola County earn money as short-term rentals. The county charges a 6% Tourist Development Tax on stays of six months or less, and that includes single-family homes and condos. Owners or their agents must collect and send in that tax themselves, because the county has no remittance deals with Airbnb, VRBO or similar sites. Some owners decide the bookkeeping is not worth it anymore. If that is you, make sure your filings are current before you sell.

02

Selling a newer Kissimmee home with CDD assessments

Osceola County lists 63 Community Development Districts. Each one has a Board of Supervisors that sets its taxes and assessments every year, and those charges show up as separate lines on your property tax bill. Add HOA dues on top, and a buyer may see a higher monthly cost than they expected. That can slow down a resale. Pull your latest tax bill before you price your home, and ask your title company to confirm any CDD balance.

Poinciana sits in two counties

Poinciana was planned in the 1960s and had 69,309 residents in 2020. The Association of Poinciana Villages, founded in 1972, calls itself the largest HOA in the country. Reedy Creek, Deerwood, Pinewood and Broadmoor villages are in Osceola County. Cypress, London Creek, Marion Creek and Timberlake are in Polk County. Which side you are on decides your clerk, appraiser and tax collector. The Poinciana Parkway opened in 2016 and the SunRail station followed in 2018.

Selling a flood-damaged Kissimmee home after Hurricane Ian

In late September 2022, Ian dropped more than 15 inches of rain on Osceola County. Officials named Shingle Creek, Buenaventura Lakes, Pebble Point, Poinciana, Reedy Creek and Boggy Creek among the hardest-hit areas, and a commissioner said places that had never flooded were flooding. Water near Shingle Creek was still going down two weeks later. Since October 2025, Florida sellers must disclose known flood damage and flood claims. Redfin's First Street data rates Kissimmee wind risk as extreme for every property.

Selling an inherited house in Kissimmee: Osceola probate

When a house passes to family, the Osceola County Clerk handles probate. The main office is on Courthouse Square in downtown Kissimmee, and there is a Poinciana branch on Pleasant Hill Road. Most papers are filed online, but an original will must be filed in person. Smaller estates, under $150,000 (for deaths on or after July 1, 2026; $75,000 for earlier deaths), or cases where the owner died more than two years ago, may qualify for a simpler summary administration. A Florida probate attorney can tell you which path fits your family.

Questions

What Kissimmee homeowners ask us

Where is probate filed if I inherited a house in Kissimmee or the Osceola side of Poinciana?

With the Osceola County Clerk of the Circuit Court & County Comptroller. The main office is at 2 Courthouse Square in Kissimmee, and the Poinciana branch is at 4547 Pleasant Hill Road. Most filings are electronic, but an original will has to be filed in person. If the home is on the Polk County side of Poinciana, it goes through Polk County instead. A Florida probate attorney can tell you which process fits.

My house is in a CDD. Does that change how I sell?

It can. Osceola County has 63 CDDs, and each sets its own assessments every year. Those charges are itemized on your property tax bill, so buyers will see them when they compare homes. Have your latest bill ready when you talk to buyers or to us. Your title company can confirm whether any CDD balance is still owed at closing.

I own a vacation rental near Disney. What should I check before I sell?

Osceola County charges a 6% Tourist Development Tax on stays of six months or less, and the owner or agent is responsible for sending it in. The county does not have remittance contracts with Airbnb or VRBO. Before closing, make sure your tourist tax filings are up to date. The Osceola County Tax Collector can confirm your account status.

My home flooded during Hurricane Ian. Do I have to tell a buyer?

Florida law changed on October 1, 2025. Residential sellers now have to disclose known flood damage during their ownership, any flood insurance claims, and any flood assistance they received. The disclosure is due at or before the contract is signed. Ian hit creek-side areas of Osceola County hard, so this comes up often here. A real estate attorney can tell you what applies to your home.

Will the buyer pay the same property taxes I do?

Usually not. If you have a homestead, Save Our Homes has kept your assessed value from rising more than 3% or the change in CPI each year, whichever is less. After the sale, the home is reassessed at full market value the next January 1. Buyers who move in can apply for their own homestead with the Osceola County Property Appraiser by March 1.

How long are Kissimmee homes taking to sell right now?

Redfin reported a median of 48 days on market in August 2026, with a median sale price of $349,769 and sellers getting about 97.4% of list price. Those numbers move every month, and your home's condition and location matter a lot. We can walk you through a realistic list price and timeline next to a direct offer.

What does it cost to ask HOMKEYS for options?

Nothing. Asking for a review does not commit you to sell, and you can take your time comparing our options with listing or any other offer.

I am behind on HOA dues in Kissimmee. Can the association foreclose?

Yes. Florida associations can foreclose on unpaid assessments even when the mortgage is current. They must first give 45 days’ notice before recording a lien and 45 days’ notice before filing foreclosure. Selling before that point lets the dues be paid from your proceeds at closing through the estoppel.

Does Florida’s new probate limit help if I inherited a Kissimmee house?

It may. For deaths on or after July 1, 2026, Florida’s summary administration limit rose from $75,000 to $150,000, and exempt property such as a protected homestead does not count toward it. Summary administration is usually faster than formal probate. A Florida probate attorney can tell you which process fits.

Can I sell my Kissimmee house from out of state?

Yes. Many owners sell without traveling. Florida allows remote online notarization, so you may be able to sign online, or you can use a mobile notary or appoint someone under a power of attorney. A licensed Florida title company handles the closing and the money. Tell us your timeline and we plan around it.

My Kissimmee rental has a tenant who stopped paying. Can I still sell?

Yes. You can sell with the tenant in place, and some buyers will take the situation as is. Keep the lease, payment records and deposit details organized. If you start an eviction, follow Florida’s notice rules or use an attorney, because a mistake can force you to start over. Subject to qualification, property inspection, and transaction terms.
