Lehigh Acres land

One of the biggest lot subdivisions in Florida. Your lot is part of it.

Pre-platted, mostly quarter-acre and half-acre single-family lots

HOMKEYS buys vacant lots, double lots, acreage and land with a mobile home in Lehigh Acres and across Lee County, for cash, on owner financing or through a 1% listing.

Lehigh lots have been sold since the mid-1950s, part of Florida’s installment lot boom, when lots went for as little as $10 down and $10 a month, often sight unseen. Developers flew buyers in and bused them from the Fort Myers airport. A 1996 county study said the lots were sold to individuals around the world. In 1997, nearly 90% were still vacant.

Because of that history, many Lehigh lots belong to owners far away, or to their heirs. The number on your tax bill is enough to start. Water and sewer at the street, a paved road, drainage, back taxes, a code lien or an old mobile home on the land all move the price. We check the county records first and tell you what each one does to the number.

What we are working on elsewhere in Florida

Single-story Florida home on a large open lot
Open Florida land around a single home
This month we signed a contract to buy a vacant lot in the Lake Wales area, in Polk County. In Port Charlotte this fall, we bought a home subject to the sellers’ loan: the loan stayed in place, the sellers got cash at closing, stopped making the payments and paid none of the closing costs. Two tools, each chosen with the seller.

Real HOMKEYS situations elsewhere in Florida, not in Lee County. Names, addresses and prices left out to protect the sellers’ privacy.

Where Lee County land sits

Lehigh Acres lots and the land around them

01

South Lehigh and SR 82

FGUA, the public utility that runs the Lehigh Acres water and sewer system, sought 2024-25 state funding to extend water mains along the SR 82 corridor, taking several hundred homes off private wells. A lot on a water main differs from one that needs a well.

02

East Lehigh and the aquifer

Most of Lehigh relies on the Sandstone Aquifer. In January 2024 Lee County raised concerns about its water levels in eastern Lehigh, and in the spring 2025 drought, Lehigh wells were running dry. Buyers who plan a well will ask.

Canals, lakes and Harns Marsh

The Lehigh Acres Municipal Services Improvement District keeps up 311 miles of canals and 20 lakes. In the early 1980s it turned 578 acres of farmland into Harns Marsh, a stormwater area. A canal lot still deserves a careful look at drainage.

04

Storms and heavy rain

Hurricane Ian came ashore in Lee County as a Category 4 in September 2022, with its worst surge on the coast. Inland Lehigh floods from heavy rain: after a June 2024 storm, Alvin Avenue and Buckingham Road were impassable. The district’s director has said Irma was the last time high canal water truly concerned them.

05

Alva and North Olga

North of the Caloosahatchee River sits some of Lee County’s last farmland. Current rules allow one home per acre. In early 2024 a home builder had an offer on 788 acres of ranch land there, and neighbors pushed back on more density.

06

Southeast Lee County

Most of southeast Lee is in the Density Reduction/Groundwater Resource area, about 83,000 acres capped at one home per ten acres since 1990. Farms and limerock mines share it, so value follows use, not lot count.

Three ways to sell

Cash, owner financing or a 1% listing for your Lehigh lot

Option 1

Cash sale, as is

Best for
Owners who want the bills and mowing notices to stop, on a firm date
Trade-off
Price reflects water and sewer, road, drainage, permits and resale time
Option 2

Owner financing

Best for
Paid-off lots, when you would rather collect monthly than take a lower cash price
How
You set the price, down payment, interest rate and term. We pay you monthly, secured by a mortgage on the land. If the land has a loan, we can also buy subject to it.
Option 3

1% listing

Best for
Lots with water at the street, a paved road and clean title, when you can wait
How
Listed on the MLS for a 1% listing fee through our licensed partner brokerage. Buyer agent pay is separate and negotiable.

Owner financing

Owner financing on a Lehigh Acres lot

Land loans carry higher rates and bigger down payments than home loans. Under FDIC guidance, raw land can mean 35% down. When you finance the sale, you are the lender, which usually means a higher price than cash plus monthly income.

The buyer signs a note, and a mortgage on the lot is recorded in Lee County. Florida charges 35 cents per $100 in stamp tax on the note and 2 mills of intangible tax on the mortgage. Who pays is negotiable. Have a Florida real estate attorney draft the papers, and ask a tax professional about the tax side.

What Lehigh Acres lot owners run into

01

Back taxes and tax deeds

Lee County taxes go delinquent April 1, with 3% interest. From June the Tax Collector auctions certificates, with bids starting at 18%. Two years later the holder can apply for a tax deed. Florida law lets you redeem until full payment for the tax deed is made to the clerk.

02

The drainage district assessment

Lots inside the Lehigh Acres Municipal Services Improvement District pay a yearly per-acre assessment on top of property taxes. It funds the canal and stormwater system and is billed to your tax account, so an empty lot still has a yearly bill.

03

High weeds and mowing liens

Under Lee County’s lot mowing ordinance, weeds over 12 inches on a vacant lot near homes in a platted subdivision can be a nuisance. After a mailed notice you get 21 days. If the county mows, it bills the cost plus a $150 fee, and an unpaid bill becomes a lien.

04

Septic permits

The Florida Department of Health in Lee County issues septic permits. Every new system in unincorporated Lee must be designed by a licensed engineer, with a site survey. In a state water-quality plan area, lots of an acre or less without sewer need a nitrogen-reducing system.

05

Wells and city water

A 1996 county study noted that Lehigh owners could build once they put in a private well and septic system. A quarter-acre lot listed in April 2026 still read “Sewer Not Available, Water Not Available,” with 2025 taxes of $455.

06

Flood zones

Check your parcel on FEMA’s flood map before you price it. In a mapped flood zone, a new home’s lowest floor generally must sit at or above the base flood elevation.

07

Zoning, double lots and impact fees

Before pricing a lot as a homesite, call Lee County’s zoning counter with the parcel number. Own two lots side by side? The Property Appraiser can combine them for tax billing once all taxes are paid. New homes pay impact fees at building permit.

08

Farm classification on acreage

On acreage in Alva or east Lee, a new owner must file a new agricultural application with the Lee County Property Appraiser by March 1. Pasture typically needs at least 10 acres, citrus or crops typically 5.

Questions

What Lehigh Acres lot owners ask us

Do you buy vacant lots in Lehigh Acres?

Yes. Single lots, double lots and acreage in Lehigh Acres and the rest of Lee County, including Alva, Buckingham and Gateway. We see each lot before we make an offer.

I live out of state. Can I sell my Lehigh Acres lot without coming to Florida?

Yes. We see the land in person or by video call, send your options in writing, and close at a licensed Florida title company, with signing arranged where you live.

My lot is behind on Lee County taxes. Is it too late to sell?

Usually not. You can redeem until full payment for a tax deed is made to the clerk. If you sell first, the back taxes are paid from your proceeds at closing. If a tax deed application is filed, call right away.

I got a mowing notice from Lee County. What should I do?

Do not ignore it. You have 21 days. If the county mows, it bills the cost plus a $150 fee, and an unpaid bill becomes a lien, usually paid from your proceeds at closing.

Why do I get a bill every year for a lot with nothing on it?

Besides property taxes, lots inside the Lehigh Acres Municipal Services Improvement District pay a per-acre assessment for the canals and stormwater system. It stays with the lot until you sell.

My lot has no city water or sewer. Can I still sell it?

Yes. Many Lehigh lots rely on a well and septic system. A builder prices in the well, an engineer-designed septic system and permits, and we show you how that affects each option.

How does owner financing work on a Lehigh Acres lot?

You set the price, down payment, rate and term, a mortgage on the lot is recorded in Lee County, and you collect monthly payments. A Florida real estate attorney should draft the papers. Subject to qualification, property inspection, and transaction terms.

I inherited a lot in Lehigh Acres. Can I sell it?

Usually, once someone has legal authority to sign. Whoever holds the original will must deposit it with the clerk of court within 10 days of learning of the death. Since July 1, 2026, estates of $150,000 or less may qualify for summary administration. A Florida probate attorney can tell you which path fits, even if the owner lived in another state.
