Santa Rosa County runs from the rural north around Jay down to the Gulf beaches of Santa Rosa Island, with Milton, its county seat, near the mouth of the Blackwater River. The county added more than 23,000 residents between the 2020 census and 2025, and big communities like Navarre and Pace are unincorporated, so county offices handle most of what comes up in a sale.

How we help in Santa Rosa County

Your house, your timeline, your call.

HOMKEYS can buy as is for cash, take over your existing mortgage payments, buy on seller financing terms where you set the price, down payment, rate and term, or list the home on the MLS for a 1% listing fee through our licensed partner brokerage. We see every house before we make an offer, in person or by video call, and close 7 to 90 days out on your date at a licensed Florida title company.

The county grew from 188,000 people at the 2020 census to an estimated 211,115 in 2025. About 80.6% of homes are owner-occupied, with a median owner-occupied value of $329,800 in 2020 to 2024 estimates. Redfin counted 387 sales in August 2026, about the same as a year earlier, and the typical home took 68 days to sell. A house with storm repairs, a tight move date, or a low-rate loan is where comparing options pays off. Close to home, we bought a house in Pace for cash, we have a deal in Pensacola, and we know Navarre Beach condos firsthand.

What sellers face in Santa Rosa County

01

Storms and floods, from the Gulf to the rivers

Hurricane Dennis made landfall near Navarre Beach as a Category 3 on July 10, 2005. After Sally in 2020, FEMA reported about $48.1 million in federal funds for Santa Rosa County residents, including about 1,272 flood insurance claims. Inland flooding matters too. In April 2014, 10 to 15 inches of rain fell in about 9 hours across parts of northwest Florida, and Santa Rosa County reported nearly $5 million in damage to county infrastructure alone.

A military county

Naval Air Station Whiting Field and NOLF Spencer Field sit in the middle of the county, and southern Santa Rosa works as a bedroom community for Eglin Air Force Base to the east. Census estimates count about 24,742 veterans living in the county. Santa Rosa County also offers a Deployed Service Member property tax exemption, with the 2027 filing window running January 1 to June 1.

Navarre Beach condos and leased land

Navarre Beach land traces back to Escambia County, which leased it to Santa Rosa County in 1956, and in 2015 the county counted 2,013 residential leases there. Condo buildings three or more stories tall also face Florida’s milestone inspections and structural integrity reserve studies, which can raise dues or bring special assessments. Our Navarre page covers both in detail.

Homestead savings end at the sale

If you have a homestead exemption, Save Our Homes has kept your assessed value from rising more than 3% or the change in CPI each year, whichever is lower. When the home sells, that cap ends and the buyer is assessed at full value the next January 1. You may be able to port your savings to a new Florida homestead within about three years. Ask the Property Appraiser.

Questions

What Santa Rosa County homeowners ask us

Where is a deed recorded when I sell a house in Santa Rosa County?

With the Santa Rosa County Clerk of Court and Comptroller in Milton. Your title company prepares and records the deed after closing and pays the documentary stamp tax at the same time. You do not need to visit the office yourself.

Who pays closing costs in Santa Rosa County?

It is negotiable. Sellers in Florida typically pay the documentary stamp tax on the deed, 70 cents per $100 of price, while in Santa Rosa County the buyer customarily pays for the owner’s title insurance policy. Property taxes are usually split by the date of closing. On a HOMKEYS cash sale, we pay the closing costs.

I’m behind on property taxes in Santa Rosa County. Can I still sell?

Yes. Florida property taxes are due November 1 and become delinquent April 1. If you sell with taxes owed, the title company pays them from your proceeds at closing. Ask the Tax Collector for the exact payoff before you sign a contract.

Where is probate filed for an inherited home in Santa Rosa County?

Through the Clerk of Court at the Santa Rosa County courthouse, 4025 Avalon Blvd in Milton. A Florida probate attorney can tell you which process fits before you sign a sales contract.

Do you buy in Milton, Gulf Breeze and the north end of the county?

Yes. We review houses, mobile homes and land anywhere in Santa Rosa County, including Milton, Gulf Breeze, Jay and Chumuckla. We see every property before making an offer, in person or by video call.

What does it cost to ask HOMKEYS for options?

Nothing. Asking for a review does not commit you to sell, and you can take your time comparing our options with listing or any other offer.
