Dunnellon sits where the Rainbow River meets the Withlacoochee, on US 41 in the southwest corner of Marion County. The city itself is small, but a Dunnellon address can also mean a house in Citrus Springs, across the line in Citrus County, or in Rainbow Lakes Estates to the north. Owners here sell river homes, houses on big subdivision lots and inherited places.

We buy Dunnellon area homes as they are, on either side of the county line. You can choose a cash sale, a sale subject to your current mortgage, seller financing, or a 1% listing through our licensed partner brokerage. Every closing goes through a licensed Florida title company, and we walk you through the numbers before you decide anything.

Zillow's typical Dunnellon home value slipped 1.7% over the past year, and homes went to pending in about 47 days. Redfin's figures for the city limits alone are much shakier: only 6 homes sold there in June 2026, with a median of 81 days on market and sales closing at about 91.7% of list price. A clean, well-priced home can still sell on the market. A house that needs work, or an owner who cannot wait months, may do better with a direct sale.

What sellers face in Dunnellon right now

01

One town name, two counties

The City of Dunnellon is in Marion County and had 1,928 residents in the 2020 census, on about 9.1 square miles. The Dunnellon mailing address reaches much further. Its five ZIP codes, 34430 to 34434, cover roughly 39,000 people in both Marion and Citrus counties. Citrus Springs, three miles south on US 41 in Citrus County, uses 34433 and 34434. Rainbow Lakes Estates, six miles north, sits in Marion and Levy counties. Your tax bill or deed shows which county's offices will handle your sale.

River homes on the Rainbow and Withlacoochee

The Rainbow River runs 5.7 miles from Rainbow Springs, which pushes out 400 to 600 million gallons of water a day, to its meeting point with the Withlacoochee River in Dunnellon. The state named it an Aquatic Preserve in 1986 and an Outstanding Florida Water in 1987. That clear, spring-fed water is why river lots draw buyers. It also means those buyers, their lenders and their insurers will look closely at flood history, elevation and the condition of anything built near the water.

Selling a flood-damaged house in Dunnellon after Milton

In October 2024, the Southwest Florida Water Management District reported the Withlacoochee at Dunnellon (US 41) still slowly rising as it reached minor flood stage, with levels expected to stay high for weeks. Downstream, Lake Rousseau, a reservoir of about 3,700 acres formed by the Inglis Dam in 1909, touches Citrus, Levy and Marion counties. The district noted that lowering the lake cannot prevent flooding upriver. First Street data on Redfin puts only 3% of Dunnellon properties at severe flood risk over 30 years, so it depends on the lot.

04

Big subdivisions, wind and wildfire

Much of the Dunnellon area was laid out as large planned subdivisions. Citrus Springs was built by the Mackle Brothers under The Deltona Corporation with more than 34,000 homesites, and Rainbow Lakes Estates covers about 16.37 square miles. That means a lot of single homes on wooded lots and a lot of vacant land. First Street data on Redfin rates 99% of Dunnellon properties as facing some wildfire risk over the next 30 years and 100% as facing extreme wind risk, which affects insurance quotes.

Property taxes on both sides of the line

Marion and Citrus counties follow the same calendar. Bills go out by November 1, early payment earns 4% off in November down to 1% in February, and unpaid taxes become delinquent on April 1. In Marion County, delinquent real estate taxes add 3% interest plus advertising costs, and tax certificates are sold on unpaid parcels on or before June 1. Citrus County offers a quarterly installment plan. A homestead can take up to $50,000 off taxable value if you file Form DR-501 by March 1.

Questions

What Dunnellon homeowners ask us

My address says Dunnellon. Which county is my house in?

It depends on the street. The City of Dunnellon is in Marion County, but the five Dunnellon ZIP codes reach into Citrus County too. Citrus Springs homes, with ZIP 34433 or 34434, are in Citrus County, and Rainbow Lakes Estates spans Marion and Levy counties. Your tax bill or deed names the county, and that decides which clerk, property appraiser and tax collector you deal with.

Where is probate filed for a Dunnellon house?

In the county where the house sits. Both counties are in Florida's Fifth Judicial Circuit. Marion County cases go through the Marion County Judicial Center at 110 NW First Avenue in Ocala. Citrus County cases go through the courthouse at 110 North Apopka Avenue in Inverness. A Florida probate attorney can tell you which type of probate fits the estate before you sign a contract.

My river home has flooded before. Can I still sell it as-is?

Yes. As-is sales are common for homes near the Rainbow and Withlacoochee rivers. Since October 1, 2025, Florida sellers must disclose known flood damage during their ownership, flood insurance claims and any flood assistance they received, at or before signing the contract. Being upfront protects you. A real estate attorney can tell you exactly what your disclosure needs to say.

I'm behind on property taxes in Marion or Citrus County. What happens next?

In both counties, unpaid taxes become delinquent on April 1. In Marion County, delinquent real estate taxes add 3% interest plus advertising costs, and tax certificates are sold on unpaid parcels on or before June 1. If you are thinking about selling, call your county tax collector for an exact payoff. The title company will also confirm that taxes are paid at closing.

How is the Dunnellon market right now?

Zillow put the typical Dunnellon home value at $268,966 as of August 2026, down 1.7% from a year earlier, with homes going to pending in about 47 days. Redfin's numbers for the city limits are based on very few sales, only 6 in June 2026, so they swing a lot. We can show you a realistic list price next to our offers.

I own a house in Citrus Springs or Rainbow Lakes Estates. Do you buy there?

Yes. Both are part of the Dunnellon area we cover. Citrus Springs was planned with more than 34,000 homesites, and Rainbow Lakes Estates covers about 16 square miles, so homes there often sit on wooded lots with vacant land nearby. We look at the house, the lot and the title, then show you cash, terms and listing numbers side by side.

What does it cost to ask HOMKEYS for options?

Nothing. Asking for a review does not commit you to sell, and you can take your time comparing our options with listing or any other offer.
