Cash sale as is
Sell fast, skip repairs, showings, and agent fees. The price reflects repairs, so you do not fix anything.
Price reflects repairs. You sell as is and do not pay for any repairs.
1% listing
List on the MLS for a 1% listing fee through HOMKEYS’s licensed partner brokerage. Usually the highest price, but it takes time and you carry the house until it sells.
Listing services are provided through HOMKEYS’s licensed partner brokerage. Sale price and timing depend on the market.
Creative terms: subject-to
The buyer takes over your monthly payments and the existing loan stays in place. Helpful when you have little equity, are behind, or need to move fast.
Due-on-sale risk: the loan stays in your name, and your lender has the right to call the full balance due when the property is transferred, so the buyer must keep paying on time and you should get legal advice first.
The loan stays in your name. The buyer makes the payments going forward under the purchase contract.
Creative terms: seller financing
You act as the bank. The buyer pays a down payment, then pays you every month with interest. Often the highest total, paid over time.
Assumes your current loan is paid off at closing from the down payment. If you still owe on the house, other structures may work. Ask us.

How accurate is this calculator?
It gives rough estimates based on the numbers you enter and common Florida closing costs. Your real results depend on the condition of the house, your loan payoff, the market, and the final contract. Treat it as a starting point for a conversation, not an offer.
What does subject-to mean, and what is the risk?
In a subject-to sale, the buyer takes title and takes over your monthly payments while your existing loan stays in place in your name. The main risk is that most loans have a due-on-sale clause, which lets the lender call the full balance due after a transfer. Get legal advice before you agree to this type of sale.
How does the 1% listing work?
Your home is listed on the MLS through HOMKEYS’s licensed partner brokerage for a 1% listing fee. Buyer agent compensation is separate and negotiable. You usually get a higher price than a cash sale, but you may need to make repairs, allow showings, and keep paying the mortgage until it closes.
Why can seller financing pay more in total?
With seller financing you collect interest on the amount you finance, month after month, instead of one lump sum. Over many years that interest can add up to far more than a cash sale. The tradeoff is less cash at closing and waiting to be paid over time.
