Lake City sits where I-75 meets I-10, which is why it is called the Gateway to Florida. Around it, Columbia County is mostly small towns, rural land and forest. About a third of the county's homes are mobile or manufactured homes, and many sit on acreage. Since Hurricane Helene in 2024, some owners are also dealing with tree and roof damage they never planned for.

We buy Lake City and Columbia County homes as they are, including houses on land and properties that still need storm repairs. You can choose a cash sale, a sale subject to your current mortgage, or a 1% listing through our licensed partner brokerage. Closings go through a licensed Florida title company, and we go over the numbers with you first.

Be careful with these Lake City numbers. They come from only 22 sales, and the median price is a three-month figure, so they swing a lot from month to month. For a wider view, Redfin showed Columbia County as a whole at a $299,156 median and 60 days on market in June 2026. Either way, homes here are taking two months or more to sell. A well-kept home priced right can still do well on the market. A home that needs work may be better suited to a direct sale.

We watched a listing in a Lake City subdivision sit at the top of the market, and it showed us firsthand how long Columbia County homes can wait for a buyer, which is why we show every seller a realistic list price and timeline before they decide anything.

Local knowledge

What sellers face in Lake City right now

01

Selling a mobile or manufactured home in Lake City

Mobile homes make up about 34.7% of housing units in Columbia County, compared with 8.0% across Florida. That is more than four times the state share, so selling one here is common. The key question is paperwork. Whether the home is titled together with the land, or separately, changes what the title company needs before closing. Find your title or deed early. A local title company or real estate attorney can review it and tell you what is missing.

Selling a storm-damaged house in Lake City after Helene

Helene made landfall as a Category 4 storm in Taylor County and reached Lake City the night of September 26, 2024, with winds of 112 mph. By the next morning only 108 of more than 36,000 Columbia County customers had power, and county officials called it the worst tree event the county had ever seen. Residents reported trees falling on homes and losing water and power. If your roof or yard still shows that damage, you can sell as-is, but disclose what you know.

03

Rural land, forest and river country

Columbia County covers about 801 square miles. Part of Osceola National Forest is here, along with Ichetucknee Springs and O'Leno state parks, and the Santa Fe and Suwannee rivers run through the area. That makes for a lot of homes on acreage. First Street data on Redfin rates 99% of Lake City properties as facing some wildfire risk and 100% as facing extreme wind risk, which buyers and insurers will notice.

A smaller, slower market

Columbia County had an estimated 74,094 residents and 30,906 housing units in 2025. About 72.5% of homes are owner-occupied, and the median value of those homes was $194,900 in the 2020 to 2024 Census estimate. Lake City itself had 12,329 residents in 2020. With a market this size, there are fewer buyers at any one time, and Redfin showed a median of 70 days on market in June 2026. Pricing right from day one matters more here than in a big metro.

Taxes, deadlines and homestead

In Columbia County, unpaid property taxes become delinquent on April 1. The Tax Collector offers discounts for paying early and an installment plan, with offices in Lake City and Fort White. If you have a homestead, you may have up to $50,000 off your taxable value, and Save Our Homes has limited how fast your assessment could rise. After a sale, the home is reassessed at full market value the next January 1, so a buyer's bill may be higher.

Questions

What Lake City homeowners ask us

Can I sell a mobile or manufactured home on land in Columbia County?

Yes. Mobile homes make up about 34.7% of the housing in Columbia County, so these sales happen all the time. What matters most is the paperwork. Whether the home is titled together with the land, or on its own, affects what needs to be done before closing. A local title company or attorney can review your documents and tell you what is needed.

Where is probate filed for a Lake City property?

With the Columbia County Clerk of Court. The Columbia County Courthouse is at 173 NE Hernando Ave in Lake City, in the Third Judicial Circuit. Many inherited homes here are rural properties with land, so it helps to gather the deed and any tax bills early. A Florida probate attorney can advise you on which probate process fits the estate.

My property still has Hurricane Helene damage. Can I sell as-is?

Yes, as-is sales are common. Since October 2025, Florida law requires sellers to disclose known flood damage, flood insurance claims and flood assistance at or before signing a contract. Much of Helene's damage in Columbia County came from wind and falling trees, and that should be described honestly too. A real estate attorney can tell you what your disclosure must include.

I'm behind on property taxes. What is the deadline?

Columbia County property taxes become delinquent on April 1. The Tax Collector, Kyle Keen, offers an installment plan and early-payment discounts, and has offices in Lake City and Fort White. If you are behind and thinking about selling, call the office to get your exact balance and payoff date. A title company will also check for unpaid taxes before any closing.

How is the Lake City market right now?

Redfin showed a median sale price of about $197,000 and 70 days on market for June 2026, with prices down 16.2% from a year earlier. That was based on only 22 sales, so the numbers swing month to month. Columbia County as a whole showed a $299,156 median and 60 days on market for the same month.

Will the buyer's property taxes be the same as mine?

Probably not. If you have a homestead, Save Our Homes has limited your yearly assessment increases to 3% or the change in CPI, whichever is less. After you sell, the home is reassessed at full market value on the next January 1. The new owner can apply for their own homestead with the Columbia County Property Appraiser.

What does it cost to ask HOMKEYS for options?

Nothing. Asking for a review does not commit you to sell, and you can take your time comparing our options with listing or any other offer.

Can I sell inherited Lake City property without full probate?

Sometimes. For deaths on or after July 1, 2026, Florida’s summary administration limit is $150,000, up from $75,000, and protected homestead does not count toward it. Summary administration is usually faster than formal probate. A Florida probate attorney can confirm whether the estate qualifies before you sign a contract.

Can I seller finance my Lake City property?

Yes, especially if it is paid off. The buyer pays you monthly under a promissory note and a mortgage on the property. Federal rules limit how often sellers can finance, and Florida caps most loan interest at 18% a year. A real estate attorney should draft the note and mortgage. Subject to qualification, property inspection, and transaction terms.

Does trouble insuring an older Lake City home affect selling it?

It can. Older roofs, wiring and plumbing can make insurance harder to get, and buyers using a mortgage must insure the home. Florida insurers must let owners of roofs 15 years or older get an inspection before requiring replacement. A cash buyer is not bound by a lender’s insurance rules, which helps older homes sell as is.

What does a 1% listing cost for my Lake City home?

The listing fee is 1% of the sale price for a full-service MLS listing through our brokerage partner with everything you get in a regular transaction. Normal closing costs, such as title charges and Florida documentary stamp tax, still apply. We show your net next to cash and terms. Subject to qualification, property inspection, and transaction terms.
