HOMKEYS reviews Florida properties for direct purchase, including houses that need work. A review does not guarantee an offer or a closing date. The property, title, seller’s authority and written agreement determine what is possible.
An inherited house
You may be deciding what to do with a parent’s home while also handling belongings, maintenance and family discussions. Start by identifying who is coordinating the property and whether authority to sell has been confirmed. Repairs and sale preparation can be considered separately from the legal steps.
Our guide to selling an inherited Florida house covers the first conversation, as-is options, out-of-state coordination and questions to take to your attorney or closing professional.
A house that needs repairs
A damaged roof, older interior or unfinished project can make a traditional sale feel like another construction job. Before spending money, compare the likely proceeds from selling in the current condition with the cost, time and uncertainty of preparing the house for another route.
List known problems honestly. Ask each buyer which inspections and contingencies apply, who handles any agreed repairs, and what happens if the condition differs from the initial description. Learn how an as-is cash proposal works.
A move or a vacant property
If you are relocating or managing an empty house, timing and access can be as important as the headline price. Estimate the expenses of keeping the home for another month or two, and decide who can provide access. Share your preferred closing and possession dates so they can be discussed in the written terms.
A target date is a planning input, not a guarantee. Leave room for title review, required signatures and the agreed conditions. Our purchase process explains the stages between the first conversation and closing.
A deadline, title question or disagreement
If you have a court date, tax notice, lien question or disagreement about ownership, tell the appropriate attorney or closing professional promptly. Do not assume that requesting an offer changes a deadline or resolves a legal issue. HOMKEYS can discuss buying a property; we do not provide legal representation, debt relief or tax advice.
For an initial property review, describe the issue in general terms. Do not upload Social Security numbers, bank records or sensitive legal documents to the public form. Confirm a suitable way to exchange any necessary documents with the professional handling that work.
Choose a sale route by the full terms
Compare the price, expected deductions, preparation work, contingencies and proposed timing together. A higher price can still involve more costs, while a simpler direct proposal can mean accepting a lower price. Neither route is automatically best for every owner.
Use our selling-options comparison and selling-cost checklist to organize the numbers. Then request a property review if a direct purchase could fit your situation.
