02What this site is

HOMKEYS buys homes in Florida and helps homeowners compare their options: a cash purchase, creative terms such as taking over existing mortgage payments or seller financing, or a full-service listing through our licensed brokerage partner. The guides, answers and examples on this site are general information to help you understand those options.

03No offer until it is in writing

Nothing on this site is an offer to buy your property, and no relationship is created by visiting the site or sending us information. Any offer is subject to a property review and inspection, and becomes binding only when both sides sign a written purchase agreement. Prices, timelines, savings and examples on this site are illustrations, not promises about your property.

04Not legal, tax or financial advice

HOMKEYS is not a law firm, accountant or financial advisor. Content on this site, including guides, calculators and answers to common questions, is not legal, tax or financial advice. Your situation is your own. Please talk to a Florida real estate attorney, tax professional or other advisor before making a decision.

05Creative terms

Subject-to and seller-financed sales are different from a traditional sale, and they carry specific risks. For example:

• On a subject-to sale, the existing loan stays in your name. Most loans have a due on sale clause that lets the lender ask for the full balance after a transfer.
• Insurance, property tax and homestead status can change after a transfer.
• With seller financing, you take on the risk that the buyer stops paying, and your remedies depend on the agreement.

We explain these points in writing before you sign, and we encourage you to have an attorney review any creative-terms agreement.

06Listings

Listing services are provided by our licensed brokerage partner under its own listing agreement. HOMKEYS LLC is not a real estate brokerage and is not acting as your real estate agent when it offers to buy your property; it is a buyer acting on its own behalf. Buyer agent compensation on a listing is separate and negotiable.

07Calculators and estimates

Any calculator or estimate on this site uses the numbers you enter and general assumptions about costs, fees and timelines. Results are estimates only and may differ from an actual offer or sale price.

08Your information and messages

When you submit a form, you confirm the information is accurate and that you are the owner of the property or authorized to share it. Our Privacy Policy explains how we use your information, including text messages. Reply STOP to any text to opt out.

09Acceptable use

Please do not misuse the site. That includes submitting false information or information about a property you have no right to sell, trying to access systems you are not allowed to access, copying or scraping the site in bulk, sending spam through our forms, or interfering with how the site works.

10Content ownership

The text, design, logos and images on this site belong to HOMKEYS or its licensors. You may view and share pages for personal use, but you may not copy or reuse them commercially without our written permission.
