HOMKEYS LLC (“HOMKEYS”, “we”, “us”) is a Florida limited liability company that buys homes and helps homeowners compare selling options. We run selltohomkeys.com. Our office is at 848 Brickell Ave, PH5, Miami, FL 33131. This policy applies to this website and to calls, texts, emails and forms connected to it.

We do not ask for your Social Security number, bank account or card numbers on this website. If those are needed to close a sale, they are collected securely by the title company, not through our forms.
03How we use your information
- To respond to your request and prepare written options for your property: a cash offer, creative terms, or a listing through our licensed brokerage partner.
- To contact you by phone, text or email about your request, appointments and your property.
- To move a sale you choose to closing, working with title companies, attorneys, lenders and others you approve.
- To keep business, tax and legal records.
- To understand how visitors use the site, fix problems and improve it.
- To measure our advertising and show our ads to people who visited the site, where the law allows.
- To prevent fraud, protect our rights and comply with the law.
04Text messages and calls
If you give us your mobile number and agree to receive texts, we may send you messages about your request, appointments and your property. Message frequency varies. Message and data rates may apply.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent are not shared with or sold to any third party. The categories of sharing described in this policy exclude text messaging originator opt-in data and consent.
If you ask us not to call you, we add your number to our internal do-not-call list.

06Cookies, analytics and advertising
We use cookies and similar tools to keep the site working, understand traffic and measure ads. We use Google Analytics and Google Search Console. We may use advertising tools from Google and Meta (Facebook and Instagram) to measure ads and show our ads to people who visited the site. These companies may set their own cookies and process data under their own policies.

- Adjust ad settings in your Google and Meta accounts.
Our site does not currently respond to browser “Do Not Track” signals.
07How long we keep information
We keep your information as long as needed to respond to you, complete any transaction, keep business and tax records, resolve disputes and meet legal obligations. Records connected to a closed sale are generally kept for at least the period required by tax and real estate record rules. When information is no longer needed, we delete it or keep it in a form that no longer identifies you.

- Correction: ask us to fix information that is wrong.
- Deletion: ask us to delete your information, unless we must keep it by law or for an active transaction.
- Marketing: opt out of texts by replying STOP, and out of emails with the unsubscribe link or by contacting us.
To make a request, contact us below. We may need to confirm your identity first. We respond within a reasonable time and will not treat you differently for making a request. Depending on where you live, you may have additional rights under your state’s privacy law, and we will honor them as required.
09Security
We use reasonable physical, technical and administrative safeguards, including encrypted connections on this website and access controls on our systems. No website or system is completely secure, so we cannot guarantee absolute security. If we learn of a security breach that affects your personal information, we will notify you as required by Florida law.
10Children
This site is for adults. We do not knowingly collect information from anyone under 18. If you believe a child has given us information, contact us and we will delete it.
11Other websites
Our site may link to other websites, such as our brokerage partner or county records. Their privacy practices are their own, so please review their policies.
12Changes to this policy
We may update this policy. The date at the top shows the latest version. If we make a significant change, we will post a notice on this page.
