Most home buying companies answer every one of those situations the same way: one cash price, as is. That is fast and simple, but a cash price is usually below what the house could sell for. And if you owe close to what the house is worth, cash may not cover the loan at all.
So we built HOMKEYS around a different first step. Before you decide anything, we show you every realistic way out, with the price, your costs and what you walk away with on paper.

Cash, as is
We buy the house in its current condition. No repairs, no cleaning, no showings. You pick the closing date.
Creative terms
We buy subject to your existing mortgage, where the loan stays in place and HOMKEYS makes the payments, or with seller financing, where you act as the lender and we pay you over time.
1% full-service listing
Your house goes on the MLS through our licensed Florida brokerage partner for a 1% listing fee. Pricing, photos, showings, negotiation and closing coordination are included.
Buyer agent compensation on a listing is separate and negotiable. All options are subject to qualification, property inspection, and transaction terms.

We explain the risks
On a subject-to sale, the loan stays in your name, and most loans have a due on sale clause that lets the lender ask for the full balance after a transfer. We tell you that up front.
We tell you if we plan to resell
When we buy a house we may renovate it, rent it or sell it. If we plan to resell, we say so.
No fake reviews or stories
We never post reviews, ratings or stories we cannot back up. Deal stories appear only after closing, with the seller’s permission and without their name.
